THE owner of a $3.3 million mansion dubbed a baby factory after 22 children were found inside has been tied to eerie drug stings and a known criminal nicknamed Dragon.
Landlord Guojun Xuan, 65, also owns a $10.5 million pink gated complex of office buildings and warehouses that have been raided by cops several times over the years, court documents reveal.

Mystery shrouded Chinese native Xuan and his wife Silvia Zhang, 38, after they were investigated in July for endangering their children, who lived in the Los Angeles County mansion.
All of the kids had buzzed heads and were living in a homeschool-type environment where they were being cared for by six nannies, cops said at the time.
Xuan said he fathered all of the children through surrogacy.
When asked why they had so many kids, the couple explained that Zhang was traumatized by China’s one-child policy and wanted to have as many children as she could afford.
The kids were being monitored with surveillance footage, and after Xuan handed the video over to the cops, police found evidence that some of the nannies were abusive.
Authorities sought to arrest one of the nannies, and the Los Angeles County Department of Children and Family Services took custody of 15 of the children.
However, no charges were filed against the parents.
On Thursday, the Los Angeles Times published a bombshell report that documented all of the criminal activity that has been caught by cops on a sprawling property owned by Xuan.
The gated facility in El Monte, about 15 minutes from where Xuan lives in Arcadia, has housed illegal gambling, marijuana, and psilocybin mushrooms in the years since the landlord purchased it, documents seen by the outlet show.
Xuan buys properties throughout the Los Angeles area for cheap after they go into foreclosure, according to a business partner who spoke anonymously.
Records show that he bought the sprawling facility, called Pacific Place, in 2019 through the company Hongxing Investment.
The complex became the headquarters for his real estate company.
CRIME UNCOVERED
In 2021, cops in El Monte investigated the property after getting a tip that an illegal nightclub was operating on the premises, a search warrant affidavit states.
After staking out, they pulled over a man who was leaving the complex and discovered five pounds of meth in his car.
Cops got a search warrant and entered the facility to investigate the tips.
Inside, they seized several more pounds of methamphetamine, illegal gambling tables with flashing lights, and cash, according to the affidavit.
However, Xuan was not hit with any charges or accused of criminal activity following the bust.

‘DRAGON’ TIES
In 2023, cops returned to the complex after Zhang called the police, identifying herself as the property manager, and said that a man had tried to attack her in the office suite.
When authorities investigated the office, they discovered a psilocybin mushroom farm, with trays, jars, boxes, and petri dishes used to grow the drugs.
They confiscated 1,715 pounds of mushrooms, 95 pounds of cannabis wax, ammunition, and a small handgun that resembled a cell phone.
Police said in the affidavit that the tenant was well-known criminal Haoren “Dragon” Ma.
Ma was arrested in 2011 for operating an illegal immigration scheme where he would charge Chinese nationals a fee and vouch for them to come to America under asylum.
Prosecutors said that he instructed the migrants to say that they were being persecuted for their Christian faith.
When Ma was cuffed, cops also discovered marijuana growing inside his property and a cache of rifles and shotguns.
He was sentenced to four and a half years in prison in 2014, and, at the time, he swore to the judge at his sentencing that he would return to China after serving his time.
However, the court documents appear to show he never left.
Ma was arrested near Pacific Place in August 2023, and authorities found a pound of marijuana and psilocybin mushrooms in his car, a search warrant states.
He didn’t respond to requests for comment on legal proceedings, and his lawyer had no further statements to share.

CHILDREN UNVEILED
Authorities discovered Xuan’s children after receiving complaints of a two-month-old baby boy who had suffered a traumatic brain injury.
Detectives later said they believed that one of the nannies had injured the child.
The LADCFS has taken custody of 15 children who were living at the home.
Xuan and Zhang haven’t responded to requests for comment.
Neither of them has been accused of wrongdoing nor is facing criminal charges.
Xuan may have merely had bad tenants. Records show that he’s evicted multiple people from the property this year, according to the Times.
Kayla Elliot, one of the surrogate mothers hired by the couple, described the incident as “disturbing” after hearing the news.
“These agencies, we’re supposed to trust them and follow their guidance and come to find out this whole thing was a scam, and the parents own the agency – that was not disclosed at all beforehand,” she told KABC.
